#1 SITE SELECTION

Still looking for land? No problem – we can connect you with our partner real estate agents to assist with property analysis and due diligence.

#2 REFINE YOUR TEAM

If you already have teams in mind, already selected your piece started, great – we can work with your team. If you need help, we can refer you to trusted teams to handle every aspect of the design process.

Design: 
Architecture, Interior Design, Landscape Design, Civil Engineering, Structural Engineering.

 

Construction: We have trade partners who specialize in every aspect of the building process and only work with the best in the business. From site prep to final walkthrough, we’ll help you assemble the team that will handle your project. 

#3 DEVELOP A BUDGET

Once you have a general plan and list of requirements, it’s time to create a budget.  We can help answer any questions, including pricing, process, timeline, and design for the home of your dreams. We know every dollar counts, which is why we work with you to help create a home you love, and stay within your budget.

#4 SIGN A CONTRACT

You have a general design for your new home and you have pricing that meets your budget, now it’s time to sign the contract. This will be our official start to working together, and gets your project on the calendar. We will begin to engage the teams you have selected to begin the process of making your dream home a reality.

#5 DESIGN YOUR HOME

Once you’ve finalized a budget, it’s time to work with the team we’ve assembled to design all the aspects of your new home. Architecture, Interior Design, Landscape Design, Civil Engineering, Structural Engineering. This process will be finalized with your building permits being issued from the city.

#6 SOLIDIFY THE BUDGET

With blueprints and interior design selections complete, your project goes out to bid by our expert subcontractors. This will give us the oppurtunity to update the budget from what was conceptually discussed, to what was actually designed. Typically there is very little adjustment needed, however this can allow us to make additions or cuts to the plans inorder to ensure happy clients!

#7 PREPARING YOUR LAND

Some sites require clearing or site prep before anything can happen. Soil tests, survey, grading and drainage plans, as well as permits are just a few of the things that need to be addressed before construction begins. Our experienced consultants will provide you with the information needed to understand the entire process and each phase of construction.

#8 CONSTRUCTION

Once everything is prepared and approved, it’s time to break ground! Once construction begins, you will be in constant communication with Community Development through our advanced project managent app. This will show upcoming stages, scheduling, city inspections, photos, videos, and keep track of everything needed for your build. Below is a basic outline showing the order of progress for building your new home.

  • – Foundation
  • – Framing
  • – Windows
  • – Rough Plumbing, Electrical, Heating & Cooling
  • – Siding or Stucco
  • – Insulation and Drywall
  • – Finish Carpentry, Painting, & Staining
  • – Flooring and Cabinets
  • – Final Finishing
  • – Landscape and pool
  • – Final Inspections

#9 FINAL WALK-THROUGH AND MOVE-IN

When construction is completed, we will walk through the completed build with you and identify and address any and all punch list items.

#10 WARRANTY

Just because we’re finished building your home does not mean you are on your own. Every Community Development home is provided with a limited warranty on three levels:

– One year on finish workmanship and material

  • – Two year plumbing, electrical, and HVAC delivery systems
  • – Ten year major structural component
